Heritage-Style Developer Brooksfield Sells Most Homes in Auckland Debut
전통 양식 건축 개발업체 브룩스필드, 오클랜드 진출 첫 단계에서 주택 대부분 사전 판매 성공
크라이스트처치(Christchurch)에 본사를 둔 건축업체 브룩스필드 홈즈(Brooksfield Homes)가 오클랜드에서 두 개 프로젝트를 통해 계획한 전통 양식(colonial-style)의 웨더보드 타운하우스 8채 중 대부분을 사전 판매하는 데 성공했다.
브룩스필드(Brooksfield Homes)의 전무 이사(Vinny Holloway)는 회사가 Pt Chevalier에 위치한 두 부지에 걸쳐 8채의 새 주택을 건축할 예정이며, 완공 시점 평가액이 1,160만 달러 수준이 될 것이라고 밝혔다.
이 회사는 이 주택들을 ‘코티지(cottages)’라고 부르는데, 그 이유는 오래된 교외 지역에 흔히 볼 수 있었던 집들의 스타일을 현대적으로 되살리려는 건축적 설계 때문이라고 한다.
공사 시작 전에 이미 8채 중 5채에 계약금이 지불된 상태였으며, 이 중 하나의 부지는 ‘51 Moa Road’, 다른 하나는 ‘61 Smale Street’이다. Moa Road 부지의 완성 평가액은 약 600만 달러, Smale Street 부지는 560만 달러로 예상된다.
주택 가격은 침실 2, 욕실 1.5, study 하나 와 차고(garage)가 포함된 기본형이 약 1.20 million 달러부터 시작한다(면적 약 98 sqm). 또한, 침실 3 , 욕실 2.5 주택은 약 1.58 million 달러에 매물이 나와 있다.
건축 디자인 면에서는 경사진 지붕, 높은 박공(tall gables), 장식 첨탑(finials), 베란다 등이 포함될 예정이며, 그는 “우리가 크라이스트처치에서 하는 것보다 오클랜드다운 느낌”을 살리고자 한다고 말했다.
전무 이사 Vinny Holloway는 오클랜드 주민들 사이에 빌라(villa)나 방갈로(bungalow) 같은 오래된 스타일의 주택을 원하지만, 새로 개발되는 집들은 디자인이 좋지 않거나 외관상 매력이 떨어지는 경우가 많다고 지적했다.
그는 많은 사람이 브룩스필드 집은 그렇지 않다고 믿는다고 말했다.
또한, 브룩스필드(Brooksfield Homes)는 토지를 지금 현재 가격으로 구매하고 있는데, 이는 여타 개발업체들이 이전에 더 높은 가격에 사이트를 이미 구입한 경우와 대비된다는 것이다. 이러한 점이 사전 판매가 잘 된 이유 중 하나라고 Holloway는 설명했다.
그는 “아름다운 집에 대한 시장은 언제나 존재한다”고 말한다. 설사 경제 여건이 좋지 않더라도, 주거 형태가 변화하고 주택 밀도 요구가 커지는 가운데에서도 새 주택이 안예쁘거나 퀄러티가 낮을 필요는 없다는 의견이다.
두 부지는 각각 약 700 sqm 정도이며, 각 주택은 약 150-200 sqm의 부지 위에 지어질 예정이다. 이전에는 각 부지에 주택 한 채만 있었으나, 브룩스필드는 밀도를 높이는 개발(density-led development)을 선택하고 있다.
브룩스필드(Brooksfield Homes)는 웨스트미어(Westmere), 마운트 알버트(Mt Albert), 마운트 이든(Mt Eden) 등 지역으로 확장을 계획 중이며, 결국 노스쇼어(North Shore) 지역에도 진입할 계획을 가지고 있다.

Christchurch-based builder Brooksfield Homes has made a strong entry into Auckland, pre-selling most of the eight heritage-style weatherboard townhouses planned across two projects.
Managing Director Vinny Holloway said the company is set to deliver eight new homes on two sites in Pt Chevalier, with a projected end valuation of NZ$11.6 million.
The firm refers to the houses as “cottages,” designed to revive the architectural character once common in older suburban neighbourhoods.
Even before construction began, five of the eight homes had already been secured with deposits. One development is located at 51 Moa Road, expected to be worth around NZ$6m upon completion, while the other, at 61 Smale Street, is projected at NZ$5.6m.
Prices start at NZ$1.2m for a 98-square-metre townhouse featuring two bedrooms, 1.5 bathrooms, a study and garage. A three-bedroom, 2.5-bathroom home is listed at around NZ$1.58m.
The architectural plans feature pitched roofs, tall gables, decorative finials and verandas, which Holloway said were intended to create “a more Auckland look” compared with the firm’s Christchurch designs.
Holloway noted that many Auckland buyers desire the charm of villas and bungalows, but new developments often lack aesthetic appeal. “People don’t see our homes in that light,” he said.
A key factor in Brooksfield’s success, he added, is that the company has been acquiring land at current market prices, unlike other developers who paid significantly more in earlier cycles. That has helped underpin pre-sales.
“There will always be a market for beautiful homes,” Holloway said. Even in tougher economic conditions, with changing lifestyles and increasing demand for higher density, he argued that new houses “don’t have to be ugly or of poor quality.”
Both Pt Chevalier sites measure around 700 square metres, with individual homes built on lots of roughly 150–200 square metres. Previously, each site contained a single dwelling, but Brooksfield is embracing higher-density development.
The company also plans to expand into Westmere, Mt Albert and Mt Eden, with longer-term ambitions to enter the North Shore market.
Founded in 2019, Brooksfield has completed more than 600 homes to date. Founders Vinny Holloway and Oliver Hickman have steered the firm away from “cookie-cutter terraces,” instead producing storybook-style townhouses in Georgian and colonial-revival designs, using weatherboard or brick to blend seamlessly with neighbouring heritage homes.
