Fletcher Building is set to divest its 5-hectare Winstone Wallboards factory in Penrose, Auckland, marking the end of an era for the site that has been a cornerstone of New Zealand’s construction materials industry for 52 years. The company has opted to relocate operations following a $400 million (NZD) investment in a state-of-the-art facility in Tauranga. Auckland Council has valued the Penrose site, located at 37-41 Felix Street, at $60 million (NZD), noting its significant development potential due to its 5.08-hectare footprint, with only 3,100 square meters of building floor space.
Fletcher Building is bolstering its dominance as New Zealand’s sole plasterboard manufacturer through its new Tauranga factory, which opened in 2023 at the Tauriko Business Estate. The expansive facility, measuring 440 meters by 110 meters, boasts an annual production and storage capacity of 2.6 million square meters of plasterboard. By directly sourcing gypsum from Australia via the Port of Tauranga, the plant maximizes operational efficiency. Winstone Wallboards, producing 22 product lines including EzyBrace, Aqualine, and Noiseline, commands an estimated 94% share of New Zealand’s plasterboard market.
Meanwhile, Christchurch-based residential developer Wolfbrook Residential is intensifying efforts to attract talent from Auckland and Tauranga, recently hiring approximately six staff members from these North Island regions. Wolfbrook’s CEO, Guy Randall, attributes the city’s appeal to its affordable housing, minimal traffic congestion, low crime rates, and vibrant urban atmosphere. “People visiting for weekend music festivals often fall in love with Christchurch and decide to relocate,” Randall noted.
Wolfbrook has constructed 1,100 townhouses and apartments to date and is now expanding into standalone housing, particularly in the Halswell area. Fletcher Building is slated to unveil further plans during its financial results announcement for the fiscal year ending June 30, 2025, on August 20.

플레처 빌딩(Fletcher Building)이 뉴질랜드 오클랜드 펜로즈 지역에 위치한 5헥타르 규모의 윈스톤 월보드(Winstone Wallboards) 공장을 매각한다. 이 공장은 52년간 뉴질랜드 건축 자재 시장에서 상징적인 역할을 해왔으나, 최근 4억 뉴질랜드달러(약 4,800억 원)를 투자해 타우랑가에 신규 최첨단 공장을 설립하며 이전을 결정했다. 오클랜드 시의회는 펜로스 공장 부지(펠릭스 스트리트 37-41번지)의 가치를 6,000만 뉴질랜드달러(약 600억 원)로 평가했으며, 5.08헥타르의 부지에 비해 건물 바닥 면적이 3,100㎡에 불과해 개발 잠재력이 큰 것으로 분석된다.
플레처 빌딩(Fletcher Building)은 타우랑가의 타우리코 비즈니스 에스테이트에 2023년 문을 연 새 공장을 통해 뉴질랜드 유일의 석고보드 제조업체로서 시장 지배력을 강화하고 있다. 새 공장은 길이 440m, 폭 110m에 달하는 대규모 시설로, 연간 260만㎡의 석고보드를 생산 및 저장할 수 있다. 이 공장은 호주에서 수입한 석고를 타우랑가 항구로 직접 공급받아 효율성을 극대화했다. 윈스톤 월보드는 EzyBrace, Aqualine, Noiseline 등 22개 제품을 생산하며, 뉴질랜드 석고보드 시장에서 약 94%의 점유율을 자랑한다.
한편, 크라이스트처치에 본사를 둔 주거 개발업체 울프브룩 레지덴셜(Wolfbrook Residential)은 최근 오클랜드와 타우랑가에서 약 6명의 직원을 채용하며 북섬 지역 인재 유치에 적극 나서고 있다. 울프브룩의 최고경영자 가이 랜달(Guy Randall)은 “크라이스트처치의 낮은 주택 가격, 적은 교통 체증, 낮은 범죄율에 대한 인식, 그리고 활기찬 도시 분위기가 직원들을 끌어들이는 주요 요인”이라고 밝혔다. 그는 “주말에 음악 페스티벌을 즐기러 온 사람들이 크라이스트처치의 매력에 빠져 이주를 결정한다”고 덧붙였다.
울프브룩은 현재까지 1,100채의 타운하우스와 아파트를 건설했으며, 최근 할스웰 지역을 중심으로 단독 주택 개발로 사업을 확장하고 있다. 플레처 빌딩은 다음 달 8월 20일 2025년 6월 30일 마감 회계연도 실적 발표를 통해 추가 계획을 공개할 예정이다.
